During the Toll Brothers Williamsburg barbecue and lookaround this weekend, blogger Velvet Sea went up to the 27th floor of the Northside Piers tower on Kent Avenue and has posted some shots. Velvet writes:

Of course the big question that potential buyers were asking was- how will the 2 buildings alter my (currently) awesome view? From what I could overhear, Toll representatives were being extremely honest, and pointing out what their exact views would be on the scale model. They also mentioned "view corridors" which I suppose means limited views between the other buildings...
Somebody is going to have some killer views. Just not necessarily the ones seen here.

Wow... how much $$$ for the "corridor" view? AND... how long a trip down the fucking elevator to the... Duane Reade or if its "upscale," an Eckerd, that will be default retail there?

The view is pretty cool, right now. There is going to be a 75 foot "corridor" that you will be see through, so most of apartments will lose almost all of their view. I would imagine tower 2 and tower 3 would be a whole of a lot more interesting, as they will have views that would not be blocked (at least untill they decide to fill-in the East River).

I think brokers have to be honest about the view, as it is in their offering plan, they already say that those other 2 buildings are going up. Also, if you really start asking questions, you find out that the Edge will block pretty much everything on the north side. Also there is a conversion project on the south side that will go up to the 16th floor and block the view for those condos as well.

I don't know if there is Duane Reade coming, but that would be nice!!

everyone wants a view.. are there really people who want an apt that looks out onto a brick wall 3 feet away? it's just a matter of where it is on your priority list.

I'll try this again. My girlfriend dragged me down to the sales office yesterday for a look around and welcome Northside to the neighborhood. The sales agent said that the second tower has a groundbreaking scheduled for early next year and the third tower depends on the success of the previous two. She said that work may begin on tower 3 in possibly three years. She could have been telling the truth but I'm guessing she wants potential buyers to believe that their views will last a few years. The place is a warzone and what, they're going to occupy 1, construct-sell-occupy 2, and then clean up the place and wait and see if they're successful? I dont think so. I bet the towers will go up 1-2-3, and be completed in 3 years tops. Anyone who believes the broker's statements on views should think of the bottom line (developers putting food on their tables). Competition will surely speed up the completion process as well. The Edge will soon be on the heels of Northside and each developer isn't likely to flinch when it comes to building out their blocks. Sure, the Edge may use the same 'one tower at a time' approach to possibly fool each buyer into thinking their view will have some lifespan, but in my opinion these temporary views will have permanent cranes in them until everything is done.
By the way, the agent said that the esplanade/pier wont be done until tower 3 is. Blam

#15 I think you may have a point there. Of course they're going to build straight away. They are trying to appear to be honest but they are reps/brokers so.... I heard they have sold 60 out of the 180 units they have. Not sure how much I believe that, but prices are good psf. The inland facing views are a lil dissapointing for now, but with Greenpoint and Bushwick on the up, it could better, I guess, if you like that sort of tower block look. What else....no, i think im done.

MADIGAN, WALLER FILE SUIT FOR WATER POLLUTION, PERMIT VIOLATIONS AT LAKE COUNTY DEVELOPMENT

Chicago - Attorney General Lisa Madigan and Lake County State’s Attorney Michael Waller today filed suit against the developer of a Lake County residential golf community alleging that inadequate stormwater management during construction allowed runoff to impact neighboring property and pollute a creek that leads to the Des Plaines River.

Toll Brothers, Inc., a Pennsylvania corporation, doing business as Toll Brothers Homes, Inc., 1156 West Shure Drive, Suite 160, in Arlington Heights, is named as the defendant in the five-count lawsuit filed in Lake County Circuit Court. The firm is currently developing Hawthorn Woods Country Club (HWCC) on 679 acres in Hawthorn Woods.

According to Madigan and Waller’s lawsuit, in December 2004, the Illinois Environmental Protection Agency (IEPA) inspected the site in response to complaints from property owners belonging to the neighboring Countryside Lake Association and from the Lake County Health Department of heavy amounts of silt-laden stormwater runoff entering the lake from the HWCC site. Inspectors attributed the runoff to an unseeded area of the development where a single silt fence provided little or no erosion control. IEPA inspections in late December 2004 and additional inspections in 2005 and 2006 revealed continued severe erosion problems that resulted in highly turbid and discolored water flowing into Countryside Lake.

Indian Creek originates within the development and flows through the adjacent private property that is part of the Countryside Lake Association and is a major tributary of Countryside Lake, which drains into the Des Plaines river. Countryside Lake provides recreational facilities for approximately 1,200 people who reside along and in the vicinity of the lake which also provides a habitat for numerous wildlife, waterfowl and birds.

“It appears that Mother Nature helped to illustrate that not enough precautions were put in place to avoid severe runoff during bad weather,” Madigan said. “There really is no reason why development and environmental safeguards can’t coexist in a project of this magnitude.”

The complaint asks the court to order Toll Brothers to take immediate steps to halt the discharge of stormwater runoff and resulting erosion at the site and to impose civil penalties of $50,000 dollars for each violation and an additional $10,000 for each day the violations continued for alleged water pollution and failure to utilize adequate stormwater controls that resulted in the developer’s failure to comply with terms of its National Pollutant Discharge Elimination System (NPDES) permit.

Madigan and Waller’s suit also contains allegations stemming from a January 2005 IEPA inspection that revealed Toll Brothers constructed a sanitary sewer line and two lift stations and laid drinking water lines at the site without first obtaining construction permits from the IEPA. The suit seeks civil penalties of $50,000 for each violation and an additional $10,000 for each day the violations continued.

Sorry, #15, I'm not one to normally defend large corporations (and I'm sure Toll Bros. has their own issues), but getting fined for improper SILT RUNOFF doesn't seem like a Haliburtonesque offense.
Would've been nice if they built their urban projects a bit greener.

Seriously, Toll Bros has a very very VERY long list of what seem very legit grievances against them ** all over the U.S. where they operate **.

Check w/nearly ANY national, regional or local environmental group, "green" architect/lanscaper, etc etc.

THEN-- just to correlate-- look at what went down on Bond St and tell me the parts don't add up?

Malfeasance is malfeasance, whether these jackoffs or on international level w/GWB. I acknowledge different result, global impact but the ethos is EXACTLY the same.

number one: the construction manager, not toll brothers is at fault for the silt runoff, and any other construction happening, put the blame in the right place people...

number two: the toll brothers HAVE and DO utilize green aspects in their construction, just not enough to acquire LEED acreditation.

The story of political corruption, payoffs, lack of enforcement etc etc. in Toll Bros. is well known and documentable.
