Bill Koch Cuts Price of Aspen Compound to $80M

Aspen's most expensive listing has been on the market since 2014

The Wall Street Journal is reporting that billionaire Bill Koch has chopped $20 million off of his 83-acre Aspen compound. Known as Elk Mountain Lodge, the blockbuster listing has been on the market since 2014 and was most recently priced at $100 million with a different firm. The compound boasts 28 bedrooms and 30 bathrooms in total and is now being listed by Joshua Saslove, Raifie Bass, and Wendy Wogan of Douglas Elliman Real Estate.

Originally a luxury wedding venue, Koch renovated the Elk Mountain Lodge properties in 2008 with help from the architecture and interior design firms Bridges, Marsh and Associates and Rowland + Broughton. The listing includes an eight-bedroom main house measuring 15,000 square feet and three other parcels with houses on them called the Ashcroft Cabin, the American Lake Cabin, and the Crystal Cabin.

In the main house, the great room is the quintessential ski lodge of the American West, featuring antler chandeliers, towering rock fireplaces, and huge log timbers framing epic views of the surrounding peaks. A dining room that easily fits a table set for 20, a wet room shower that dwarfs most bathrooms, a professional-grade kitchen that boasts not one but two huge islands; everything is bigger and better in this listing.

The other three parcels look downright quaint in comparison, with the cabins ranging in size from 2,917 to 5,748 square feet. Except, of course, for the Crystal Cabin's massive recreation center and full-sized basketball court.€” Other amenities include a theater room, walk-in wine room, multiple hot tubs, and several trout-stocked ponds.

Joshua Saslove told the Wall Street Journal that the parcels can be sold separately. The main lodge and its 52 acres are offered for $60 million. The Crystal parcel for $8.375 million, and the Ashcroft parcel for $7.375 million. The American Lake parcel is priced at $4.25 million, but is only available with the purchase of the main lodge.
