The Boulter House hits the market this Friday

In one of the first starchitect listings of the year, a Frank Lloyd Wright house is set to hit the market this Friday. The Boulter House is one of only three Wright homes built in Cincinnati, Ohio, and the two-story home is asking $695,000.

Designed for two Classics scholars, Cedric G. and Patricia Neils Boulter, the home was designed in 1954 and completed in 1956. Mrs. Boulter was the daughter of Henry J. Neils, whose Minneapolis residence Wright also designed in 1949.

Built to resemble a ship, the home is constructed of African and Philippine mahogany, Douglas fir, concrete block, and glass. The Usonian design features four bedrooms plus a study, and is packed with plenty of trademark Wright features—think radiant heated floors, large glass windows and walkouts, and a cantilevered balcony.

In addition, the two-story solar hemicycle features a 28-foot long great room wrapped on three sides with 10-foot tall windows. Like many Wright homes, the kitchen is small (the listing notes its “efficiency”), as are the home’s original four bedrooms—all measure only 98 square feet each.

The home has received some updates over the years, including a 1958 addition that provided a playroom for the Boulter’s two sons; this room was later converted into a master suite. In 1990, the owners enclosed the home’s carport and attached it to the main house, and both the master bath and the dining room were updated by local architect Chris Magee.

The $695,000 price tag includes Wright chattel and ephemera, and of course all of Wright’s built-in furniture, desks, and bookshelves. It’s also notable because unlike other Wright-designed homes in rural areas, the Boulter house is located within walking distance of Cincinnati’s Gaslight Clifton neighborhood, a bustling hub of restaurants, boutique shops, and historic homes.
