For under a million dollars, one can find all sorts of housing configurations: park-and-subway adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. With apartment prices rising again and inventory continuing to tighten up, we’re combing the market for particularly spacious, nicely-renovated, or otherwise worth-a-look apartments at various six-digit price points. This week: an oversize Chelsea studio, a 1,750-square-foot apartment in Riverdale, and more.
An Oversize Chelsea Alcove Studio for $580K
166 West 22nd Street, Apt. 6B — Sitting on the top of a prewar elevator co-op on West 22nd Street near Seventh Avenue (just a minute from the 1 train), this renovated studio is legitimately larger than many one-bedrooms. It has a foyer big enough to fit a sitting area or home office, a living room with a natural corner for a dining area, and an especially discreet sleeping alcove off a dressing area that comes with a wall of white custom cabinets. The same sleek cabinets (with silver pulls) can be found in the nearby galley kitchen, which also has some open shelves and a range hood. There are four windows, including one in the renovated bathroom with a walk-in glass shower. Original dark-stained hardwood floors remain throughout, along with four arched doorways and a gently coved ceiling in the living room.
A Lower East Side One-Bedroom With a Built-in Home Office for $645K
170 Norfolk Street, Apt. 15 — This thoroughly renovated full-floor one-bedroom just above Stanton Street (a four-minute walk from the Delancey St.–Essex St. J/M/F trains) has a roughly C-shaped floor plan (the bedroom and the kitchen and bath are on opposite “wings” off the central living room) and an astonishing eight windows across three sides of the apartment. Five of those windows are in the living area (all facing a backyard garden), which can accommodate a small dining table next to a tasteful built-in office (the desk is right under a window, and there are a bunch of floating cabinets and shelves in white and natural wood). Those storage elements extend seamlessly into the galley kitchen, where there are matching white cabinets, subway tile, and an induction cooktop. There are more upgrades in the bathroom (Waterworks fixtures, a Toto toilet, and geometric ceramic tile) and the bedroom (nearly floor-to-ceiling custom walnut cabinets).
A 1,750-Square-Foot Apartment in Riverdale for $650K
3636 Greystone Avenue, Apt. 5BC — It’s an eight-minute walk (including a hilly stretch) to the nearest subway station (the 1 train at 238th Street), but this co-op apartment is truly a massive amount of space for the price. It measures approximately 1,750 square feet, and in addition to three large bedrooms (each with at least two closets) and two full bathrooms, you’ll find two sunken living areas, a dining room off the windowed galley kitchen, and a windowed laundry room with a stacked washer and dryer. There’s crown molding in most of the rooms and a large arched doorway between the family room and dining room (this space also has three sets of built-in recessed shelves, two of which are the prewar arched kind). And the 92-unit brick co-op’s common courtyard and backyard have vegetable gardens and a huge terrace with lots of outdoor seating.
A West Village One-Bedroom With a Renovated Open Kitchen for $675K
51 Morton Street, Apt. 1A — This Morton Street apartment is by far the cheapest one-bedroom for sale in the West Village right now, and it happens to be really charming (the catch, of course, is that it’s a street-level unit). Besides original prewar details like crown molding, exposed brick, an arched doorway, French doors, and a decorative brick fireplace, the place is flush with high-end finishes and fixtures. The renovated open kitchen has Pietra Cardosa stone counters throughout (including on the narrow but storage-filled island), a Waterworks farmhouse sink (with a Dornbracht faucet), a Viking range, and handleless cabinets. The subway-tile bathroom comes with a Waterworks turning mirror and a big bathtub. There are two double closets, including one right in the entryway.
